{"id":172,"date":"2019-05-29T12:54:24","date_gmt":"2019-05-29T11:54:24","guid":{"rendered":"https:\/\/taxfix.com\/en-uk\/?p=172"},"modified":"2025-02-10T17:30:07","modified_gmt":"2025-02-10T17:30:07","slug":"allowable-property-expenses-for-rental-income","status":"publish","type":"post","link":"https:\/\/taxfix.com\/en-uk\/expenses\/allowable-property-expenses-for-rental-income\/","title":{"rendered":"List of allowable property expenses"},"content":{"rendered":"\n<p>Increasing your income by renting out property is a great idea &#8211; just don&#8217;t forget to <a href=\"\/en-uk\/tax-on-rental-income\/\">pay tax on that rental income<\/a>.<\/p>\n\n\n\n<p>What you might not know is that you can increase your after-tax <a href=\"\/en-uk\/glossary\/profit\/\">profits<\/a> by claiming property expenses.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">What are the common allowable expenses?<\/h2>\n\n\n\n<p>Anything can be claimed&nbsp;<strong>as long as it relates directly to renting or maintaining the property<\/strong>:<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li>Letting agents&#8217; fees, legal fees<\/li>\n\n\n\n<li>Rent, ground rent, and service charges (such as cleaners wages)<\/li>\n\n\n\n<li>Gas, electricity, water, and other utilities<\/li>\n<\/ul>\n\n\n\n<h2 class=\"wp-block-heading\">What if I renovate my property?<\/h2>\n\n\n\n<p>It depends:<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li>Are you repairing the property (like replacing doors, windows, etc.)? Then these costs can be claimed.<\/li>\n\n\n\n<li>Or are you making improvements (like adding extensions, fitting in a new kitchen and layout, laying out a new patio, etc). Then these cannot be claimed against rental income&nbsp;<a href=\"\/en-uk\/capital-gains-tax-on-property\/\">but can instead be claimed against capital gains when the property is sold<\/a>.<\/li>\n<\/ul>\n\n\n\n<h2 class=\"wp-block-heading\">What if I live on the property?<\/h2>\n\n\n\n<p>Then the expenses must be apportioned accordingly.<\/p>\n\n\n\n<p>For example, if it&#8217;s a two bedroom flat and you live in one while renting out the other one, then most expenses can be claimed up to 50%.<\/p>\n\n\n\n<p>You might also be eligible for <a href=\"\/en-uk\/glossary\/rent-a-room-scheme\/\">the \u00a37,500 Rent a Room allowance<\/a>.<\/p>\n\n\n\n<figure class=\"wp-block-embed is-type-video is-provider-youtube wp-block-embed-youtube wp-embed-aspect-16-9 wp-has-aspect-ratio\"><div class=\"wp-block-embed__wrapper\">\n<div class=\"embed-container\"><iframe loading=\"lazy\" title=\"Tax in 10(ish) seconds - what is the Rent a Room scheme?\" width=\"500\" height=\"281\" src=\"https:\/\/www.youtube.com\/embed\/yHf6nbJgP3E?feature=oembed\" frameborder=\"0\" allow=\"accelerometer; autoplay; clipboard-write; encrypted-media; gyroscope; picture-in-picture; web-share\" referrerpolicy=\"strict-origin-when-cross-origin\" allowfullscreen><\/iframe><\/div>\n<\/div><\/figure>\n\n\n\n<h2 class=\"wp-block-heading\">Can I claim the interest on my mortgage?<\/h2>\n\n\n\n<p>Yes, <a href=\"\/en-uk\/glossary\/mortgage-interest\/\">mortgage interest<\/a> can be claimed, but&nbsp;<strong>not mortgage repayments<\/strong>.<\/p>\n\n\n<\/div> <!-- .c-body -->\n\n<div class=\"b-highlight-mini m-blue m-align-left\">\n    <div class=\"b-block-body\">\n        <p><span style=\"font-weight: 400;\">In the 2025\/26 tax year, <strong>landlords can claim a 20% tax relief<\/strong> on whichever of the following costs is lowest \ud83d\udc47<\/span><\/p>\n<ul>\n<li style=\"font-weight: 400;\" aria-level=\"1\"><span style=\"font-weight: 400;\">Finance costs (mortgage interest payments, loan repayments, overdrafts etc.)<\/span><\/li>\n<li style=\"font-weight: 400;\" aria-level=\"1\"><span style=\"font-weight: 400;\">Profit from rental income (minus allowable expenses)<\/span><\/li>\n<li style=\"font-weight: 400;\" aria-level=\"1\"><span style=\"font-weight: 400;\">Total income (over the \u00a312,570 personal allowance)<\/span><\/li>\n<\/ul>\n<p><span style=\"font-weight: 400;\">As of 2020, <strong>you can\u2019t deduct mortgage interest<\/strong> as an expense on your tax return.<\/span><\/p>\n\n    <\/div>\n<\/div> <!-- .b-highlight-mini -->\n\n<div class=\"c-body\">\n\n\n\n\n<p><\/p>\n\n\n\n\n<h2 class=\"wp-block-heading\">How about the domestic items relief?<\/h2>\n\n\n\n<p>Until recently, landlords could claim up to 10% of the annual rent by using the flat &#8220;wear and tear allowance&#8221;. This has now been swapped with the <a href=\"\/en-uk\/glossary\/replacement-of-domestic-items-relief\/\">replacement of domestic items relief<\/a>.<\/p>\n\n\n\n<p>Basically, you can claim anything spent on replacing things like:<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li>Furniture<\/li>\n\n\n\n<li>Crockery<\/li>\n\n\n\n<li>White goods<\/li>\n<\/ul>\n\n\n\n<p>Two things to remember:<\/p>\n\n\n\n<ol class=\"wp-block-list\">\n<li>This relief&nbsp;<strong>only applies to the cost of a replacement<\/strong>, not an upgrade.<\/li>\n\n\n\n<li>This relief doesn&#8217;t cover items purchased in order to furnish a property or room&nbsp;<strong>for the first time<\/strong>.<\/li>\n<\/ol>\n","protected":false},"excerpt":{"rendered":"<p>Increasing your income by renting out property is a great idea &#8211; just don&#8217;t forget to pay tax on that rental income.
