This is also known as the rent a room relief as it\u2019s a great way to become tax efficient.<\/p>\n\n\n\n<figure class=\"wp-block-embed is-type-video is-provider-youtube wp-block-embed-youtube wp-embed-aspect-16-9 wp-has-aspect-ratio\"><div class=\"wp-block-embed__wrapper\">\n<div class=\"embed-container\"><iframe loading=\"lazy\" title=\"Tax in 10(ish) seconds - what is the Rent a Room scheme?\" width=\"500\" height=\"281\" src=\"https:\/\/www.youtube.com\/embed\/yHf6nbJgP3E?feature=oembed\" frameborder=\"0\" allow=\"accelerometer; autoplay; clipboard-write; encrypted-media; gyroscope; picture-in-picture; web-share\" referrerpolicy=\"strict-origin-when-cross-origin\" allowfullscreen><\/iframe><\/div>\n<\/div><\/figure>\n\n\n\n<h2 class=\"wp-block-heading\">Am I eligible for the Government Rent a Room Scheme? <\/h2>\n\n\n\n<p>You can take advantage of the <strong>Government Rent a Room Scheme<\/strong> if:<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li>You\u2019re a <a href=\"\/en-uk\/glossary\/resident-landlord\/\" target=\"_blank\" rel=\"noreferrer noopener\">resident landlord<\/a> &#8211; this means that&nbsp;<strong>you also live in the property<\/strong> (doesn\u2019t matter if you own it or not)<\/li>\n\n\n\n<li>The room is&nbsp;<strong>furnished<\/strong><\/li>\n\n\n\n<li>Or you run a bed and breakfast or a guest house<\/li>\n<\/ul>\n\n\n\n<h2 class=\"wp-block-heading\">What if I share a jointly owned property with my spouse?<\/h2>\n\n\n\n<p>Simple. Each gets half of the Rent a Room allowance &#8211; this would be \u00a33,750 each. And <a href=\"https:\/\/taxfix.com\/en-uk\/rental-income-tax-joint-ownership-property\/\" target=\"_blank\" rel=\"noreferrer noopener\">each of you pays tax on half the income from rent<\/a><\/p>\n\n\n\n<h2 class=\"wp-block-heading\">What if I rent out a room through Airbnb?<\/h2>\n\n\n\n<p>Yes, you can also benefit from the <strong>Government Rent a Room Scheme<\/strong>&nbsp;&#8211; as long as you live there (at least most of the time), then <a href=\"\/en-uk\/airbnb-tax\/\" target=\"_blank\" rel=\"noreferrer noopener\">you can use this allowance for Airbnb as well<\/a>.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">What if my rental income is less than the Rent-a-Room limit?<\/h2>\n\n\n\n<p>In this case that income it&#8217;s tax-free &#8211; automatically.<\/p>\n\n\n\n<p>So, you won\u2019t need to do anything. However, there is a workaround (don\u2019t tell HMRC we told you\ud83e\udd2b):<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li>If you chose to pay tax on the actual profit in the first year, next year you can switch to the Rent a Room scheme<\/li>\n\n\n\n<li>You can then use the loss from this year to reduce your tax on what you earn over the \u00a37,500 threshold<\/li>\n<\/ul>\n\n\n\n<p>Nifty, right?<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">What if I have more tenants?<\/h2>\n\n\n\n<p>Your property may be considered a <a href=\"https:\/\/www.gov.uk\/private-renting\/houses-in-multiple-occupation\" target=\"_blank\" rel=\"noreferrer noopener\">House in Multiple Occupation (HMO)<\/a> if you let rooms to more than two people.
