So what exactly counts as an improvement?<\/p>\n\n\n\n<p><a href=\"https:\/\/www.gov.uk\/capital-gains-tax\" target=\"_blank\" rel=\"noreferrer noopener\">HMRC<\/a> looks at improvements based on three things:<\/p>\n\n\n\n<h3 class=\"wp-block-heading\">1. Have the improvements been made on the asset?<\/h3>\n\n\n\n<p>It might sound obvious, but any improvements will need to be made to the asset itself to count. Any improvements outside of this aren\u2019t allowable expenses.<\/p>\n\n\n<\/div> <!-- .c-body -->\n\n<div class=\"b-highlight-mini m-blue m-align-left\">\n    <div class=\"b-block-body\">\n        <p><b>Here\u2019s an example! <\/b><span style=\"font-weight: 400;\">Let\u2019s imagine you own a classic car you\u2019d like to sell. Before selling, you have some of the paintwork restored for \u00a32,000.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">The restorer suggests you have some repairs carried out on your driveway, as this is damaging the paintwork. This costs an additional \u00a31,000.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">The \u00a32,000 paintwork is an improvement, so this can be included. The driveway improvements however were not made on the asset, so they can\u2019t be included.<\/span><\/p>\n\n    <\/div>\n<\/div> <!-- .b-highlight-mini -->\n\n<div class=\"c-body\">\n\n\n\n\n<h3 class=\"wp-block-heading\">2. Have they improved its value?<\/h3>\n\n\n\n<p>You might be wondering if there\u2019s a difference between improvements and repairs &#8211; and there absolutely is! If you repair something to its original state, you can&#8217;t deduct this, but you can with anything that adds value.<\/p>\n\n\n<\/div> <!-- .c-body -->\n\n<div class=\"b-highlight-mini m-nude m-align-left\">\n    <div class=\"b-block-body\">\n        <p><b>Sounds complicated? Imagine this! <\/b><span style=\"font-weight: 400;\">You\u2019re looking to sell your second home so you make some changes throughout.\u00a0<\/span><\/p>\n<p><span style=\"font-weight: 400;\">One of your changes is adding an extension at a cost of \u00a310,000. This adds value to the property and counts as an improvement.\u00a0<\/span><\/p>\n<p><span style=\"font-weight: 400;\">Another change includes repairs to damaged doors at a cost of \u00a32000, but these don\u2019t add any value to the property. This is a repair and can\u2019t be deducted.<\/span><\/p>\n\n    <\/div>\n<\/div> <!-- .b-highlight-mini -->\n\n<div class=\"c-body\">\n\n\n\n\n<h3 class=\"wp-block-heading\">3. And finally, are improvements still reflective at the time of disposal?<\/h3>\n\n\n\n<p>You might think your improvements are adding value, but will they still add value when it comes to selling your asset?&nbsp;<\/p>\n\n\n\n<p>Any improvements will need to retain their value to be deductible.<\/p>\n\n\n<\/div> <!-- .c-body -->\n\n<div class=\"b-highlight-mini m-purple m-align-left\">\n    <div class=\"b-block-body\">\n        <p><b>Here\u2019s a scenario! <\/b><span style=\"font-weight: 400;\">You own a rental property and your tenants request some essential improvements. This includes new flooring throughout.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">However, when it comes to selling the property in 5 years&#8217; time, the floors have worn away and need replacing again, so they haven&#8217;t retained their value. This wouldn\u2019t count as an improvement.<\/span><\/p>\n\n    <\/div>\n<\/div> <!-- .b-highlight-mini -->\n\n<div class=\"c-body\">\n\n\n\n\n<p>If your asset ticks all three boxes above, then it
