Guaranteed income, often multiple properties around the country. But how easy is it really to launch your own property business? Here are a few important considerations to help you along the way.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">1. Costs<\/h2>\n\n\n\n<p>It\u2019s no surprise that becoming a landlord is not a cheap feat. To start with, you need to have a property to let out. Presuming that you have this at the ready (obviously, it\u2019s pretty crucial), the next thing to consider is that there are different types of landlords. And each with different tax responsibilities.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">What are some examples of different types of landlords?<\/h2>\n\n\n\n<p>Live-in-landlords, for instance, can earn up to \u00a37,500 in rental income a year tax-free. If you live outside of London, this allowance can go a long way. It\u2019s known as the <a href=\"https:\/\/taxfix.com\/en-uk\/glossary\/rent-a-room-scheme\/\">Rent-a-Room Scheme<\/a>.<\/p>\n\n\n\n<p>Alternatively, if you own property that you exclusively let out, the tax-free allowance is lower.&nbsp;<\/p>\n\n\n\n<p>It\u2019s called the <a href=\"https:\/\/taxfix.com\/en-uk\/glossary\/property-income-allowance\/\">Property Income Allowance<\/a> and it allows up to \u00a31,000 of rental income tax-free per year.&nbsp;<\/p>\n\n\n\n<figure class=\"wp-block-embed is-type-video is-provider-youtube wp-block-embed-youtube wp-embed-aspect-16-9 wp-has-aspect-ratio\"><div class=\"wp-block-embed__wrapper\">\n<div class=\"embed-container\"><iframe loading=\"lazy\" title=\"Tax in 10(ish) seconds - what&#039;s a landlord?\" width=\"500\" height=\"281\" src=\"https:\/\/www.youtube.com\/embed\/DooX5wdaBqw?feature=oembed\" frameborder=\"0\" allow=\"accelerometer; autoplay; clipboard-write; encrypted-media; gyroscope; picture-in-picture; web-share\" referrerpolicy=\"strict-origin-when-cross-origin\" allowfullscreen><\/iframe><\/div>\n<\/div><\/figure>\n\n\n\n<h2 class=\"wp-block-heading\">2. Management<\/h2>\n\n\n\n<p>Being a landlord is not a background role. Something to consider whether you want to manage the property yourself or have it looked after by letting agents. If you want to look after it yourself, bear in mind that you\u2019ll need to be on call, or have a team of people who are on call for anything that goes wrong.&nbsp;<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">What about a lettings agent?<\/h2>\n\n\n\n<p>If you choose the lettings agent route, you should put <a href=\"https:\/\/www.which.co.uk\/money\/mortgages-and-property\/buy-to-let\/becoming-a-landlord-ak37s4b81j0b\">15-20% of the monthly rent<\/a> aside to cover the agent fees. Otherwise, costs to be prepared for are those for general maintenance, refurbishment and \u2013 worst case scenario \u2013 void periods when you have no tenants occupying the space.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">3. Airbnb hosting<\/h2>\n\n\n\n<p>Somewhere between committing to being a landlord and dabbling part-time sits the Airbnb host. Airbnb enables you to let out your house or property for shorter term stays which in <a href=\"https:\/\/taxfix.com\/en-uk\/landlord-tax-returns\/airbnb-tax\/\">some areas of the UK is limited to 90 days<\/a>.&nbsp;<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Are there any tax implications?<\/h2>\n\n\n\n<p>Yep. There are, as ever, <a href=\"https:\/\/www.gov.uk\/government\/publications\/furnished-holiday-lettings-hs253-self-assessment-helpsheet\/hs253-furnished-holiday-lettings-2018\">tax implications<\/a> attached to being an <a href=\"https:\/\/www.airbnb.co.uk\/\">Airbnb<\/a> host.&nbsp;<\/p>\n\n\n\n<p>What you owe depends on how you use the Airbnb platform. If you rent a room in your house, you\u2019ll fall under the Rent-a-Room Scheme where your tax-free earnings are capped at \u00a37,500 a year.&nbsp;<\/p>\n\n\n\n<p>Listing property that isn\u2019t your home and that you use purely for rental income \u2013 or if you rent out your whole home \u2013 means that you\u2019ll be taxed like any business owner and be liable to pay income tax.&nbsp;<\/p>\n\n\n\n<p>On rental income that\u2019s more than \u00a390,000 per year, you\u2019ll need to register for VAT.&nbsp;&nbsp;<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">4. Gifted property<\/h2>\n\n\n\n<p>So, you\u2019ve been gifted a property. Things couldn\u2019t be better! But did you know that you\u2019re liable to pay tax on property even when it\u2019s been gifted to you? \ud83d\ude2d<\/p>\n\n\n\n<p>Unless it was already your home or you gave it to your spouse, the person who gifted it to you will most likely pay <a href=\"https:\/\/taxfix.com\/en-uk\/capital-gains-tax-on-gifted-property\/\">Capital Gains Tax<\/a> (CGT) and you will pay <a href=\"https:\/\/taxfix.com\/en-uk\/glossary\/stamp-duty-tax\/\">Stamp Duty<\/a>.&nbsp;<\/p>\n\n\n<\/div> <!-- .c-body -->\n\n<div class=\"b-highlight-mini m-neutral m-align-left\">\n    <div class=\"b-block-body\">\n        <p><b>Capital gains tax<\/b><span style=\"font-weight: 400;\"> rates in the 2025\/26 tax year. Allowances and expenses<\/h2>\n\n\n\n<p>When it comes to being a landlord, you can claim or expense anything (within reason) that directly relates to your property maintenance.
