But this number is at risk from the rising popularity of short-term and holiday lets. Could we&nbsp;see a rental property crisis as a result?&nbsp;<\/p>\n\n\n\n<h2 class=\"wp-block-heading\"><strong>So, what\u2019s happening?<\/strong><\/h2>\n\n\n\n<p>Research carried out by <a href=\"https:\/\/www.arla.co.uk\/lobbying\/housing-research.aspx\" target=\"_blank\" rel=\"noreferrer noopener\">ARLA Propertymark<\/a> on UK landlords found that landlords of 230,000 properties in the UK (4% of the whole residential rental market) were \u201cvery likely\u201d to switch to short-term lets. Those accounting for a further 470,000 properties (almost 9%) said that they were \u201cfairly likely\u201d to switch.&nbsp;<\/p>\n\n\n\n<p>We\u2019ve put together 8 probable, but big, reasons why it no longer pays to be a landlord:<\/p>\n\n\n\n<h2 class=\"wp-block-heading\"><strong>1. Reduced tax relief on mortgage interest<\/strong><\/h2>\n\n\n\n<p>Once upon a time, buy-to-let properties were not only a big money maker but they afforded UK landlords tax reliefs that made their property businesses exceedingly lucrative.<\/p>\n\n\n\n<p>Borrowing money through mortgages was no longer as advantageous. Before, you could deduct your mortgage interest payments from your tax bill. This meant that you were only taxed on your profits (i.e. what you earned in rent minus what you paid for the mortgage). From 2017, this allowance was gradually reduced. <\/p>\n\n\n<\/div> <!-- .c-body -->\n\n<div class=\"b-highlight-mini m-blue m-align-left\">\n    <div class=\"b-block-body\">\n        <p><span style=\"font-weight: 400;\">In the 2025\/26 tax year, <strong>landlords can claim a 20% tax relief<\/strong> on whichever of the following costs is lowest \ud83d\udc47<\/span><\/p>\n<ul>\n<li style=\"font-weight: 400;\" aria-level=\"1\"><span style=\"font-weight: 400;\">Finance costs (mortgage interest payments, loan repayments, overdrafts etc.)<\/span><\/li>\n<li style=\"font-weight: 400;\" aria-level=\"1\"><span style=\"font-weight: 400;\">Profit from rental income (minus allowable expenses)<\/span><\/li>\n<li style=\"font-weight: 400;\" aria-level=\"1\"><span style=\"font-weight: 400;\">Total income (over the \u00a312,570 personal allowance)<\/span><\/li>\n<\/ul>\n<p><span style=\"font-weight: 400;\">As of 2020, <strong>you can\u2019t deduct mortgage interest<\/strong> as an expense on your tax return.<\/span><\/p>\n\n    <\/div>\n<\/div> <!-- .b-highlight-mini -->\n\n<div class=\"c-body\">\n\n\n\n\n<p><\/p>\n\n\n\n\n<p>By 2020, you couldn\u2019t offset your mortgage interest at all. You\u2019re now taxed on all of your rental income and you get a 20% tax credit (the Basic Rate).&nbsp;This affects anyone earning over \u00a350,270 significantly &#8211; earners in the higher tax brackets and we may see a boom in limited companies owning buy to lets to less the tax blow. <\/p>\n\n\n\n<p>From April 2025, holiday let owners will lose mortgage interest tax relief, in accordance <!-- .c-container -->\n<\/div> <!-- .c-block-calculator -->\n\n\n\n\n\n<h2 class=\"wp-block-heading\"><strong>2. The tenant fee ban<\/strong><\/h2>\n\n\n\n<p>From June 2019, landlords and lettings agents were no longer able to charge tenants for \u201cthe grant, continuance, assignment, termination or renewal of an assured shorthold tenancy or licence agreement\u201d. This was welcomed by renters, making it more affordable to live.&nbsp;<\/p>\n\n\n\n<p>But what does it mean? Well, it also prevents agents from charging disproportionately high fees for services like printing out contracts or renewing agreements.&nbsp;<\/p>\n\n\n\n<p>But for landlords, this meant that they also weren\u2019t able to charge tenants for third party costs such as:<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li>A guarantor form<\/li>\n\n\n\n<li>Carrying out credit checks<\/li>\n\n\n\n<li>Referencing charges<\/li>\n\n\n\n<li>Admin charges<\/li>\n<\/ul>\n\n\n\n<p>As a result, the cost once again had to come from the landlord\u2019s pocket.&nbsp;<\/p>\n\n\n\n<h2 class=\"wp-block-heading\"><strong>3. The staycation<\/strong><\/h2>\n\n\n\n<p>Following Brexit (and more recently, the global pandemic \ud83d\ude2c) travelling abroad for weekend breaks for many people was sidelined. Instead, we opted for the staycation. More and more Brits stayed UK-bound for their short trips, exploring the delights of British beaches, countryside and cities.&nbsp;<\/p>\n\n\n\n<p>With the increased tax implications of buy-to-let properties, it\u2019s not surprising that landlords considered this trend a fresh opportunity.&nbsp;<\/p>\n\n\n\n<h2 class=\"wp-block-heading\"><strong>4. Airbnb<\/strong><\/h2>\n\n\n\n<p>And that leads nicely onto the next point. <a href=\"https:\/\/www.airbnb.co.uk\/\" target=\"_blank\" rel=\"noreferrer noopener\">Airbnb<\/a>! The popularity of the platform as a money-making tool has not gone unnoticed.&nbsp;<\/p>\n\n\n\n<p>And whilst landlords are having to pay more to keep the fires of their buy-to-let businesses burning, the pull of Airbnb gets ever stronger.&nbsp;<\/p>\n\n\n\n<p>In fact, <a href=\"https:\/\/www.which.co.uk\/news\/2020\/02\/buy-to-let-landlords-should-you-join-the-exodus-to-airbnb\/\" target=\"_blank\" rel=\"noreferrer noopener\">one in 10 UK landlords<\/a> said that they might make the switch, especially those with more than five properties. It no longer pays to be a landlord&#8230; only.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\"><strong>5. The global pandemic&nbsp;<\/strong><\/h2>\n\n\n\n<p>We couldn\u2019t make this list without mentioning the elephant in every room. The COVID-19 pandemic. Whilst the ramifications hit the sharing economy (e.g. Airbnb) especially hard, the prevalence of staycations were even easier to get involved in. And this only increased with restrictions on tourism abroad.&nbsp;<\/p>\n\n\n\n<p>That said, Airbnb hosts ironically faced the opposite issue to landlords. Many are turned to the live-in-landlord short-term let to supplement their income after months of lockdown.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\"><strong>6. The proposed abolition of Section 21<\/strong><\/h2>\n\n\n\n<p>In the <a href=\"https:\/\/commonslibrary.parliament.uk\/research-briefings\/cbp-8658\/\" target=\"_blank\" rel=\"noreferrer noopener\">2022\/23 parliamentary session<\/a>, the government introduced a Bill to put an end to unfair evictions of tenants. Landlords are longer be able to evict their tenants at short notice, and without good reason.\u00a0 They are also known as <a href=\"https:\/\/www.gov.uk\/government\/news\/government-announces-end-to-unfair-evictions\" target=\"_blank\" rel=\"noreferrer noopener\">\u201cno-fault evictions\u201d<\/a>.\u00a0<\/p>\n\n\n\n<h2 class=\"wp-block-heading\"><strong>How does it affect landlords?<\/strong><\/h2>\n\n\n\n<p>Whilst this is an undoubtedly positive step for renters\u2019 security, it\u2019s not necessarily for landlords. For those that handle long-term lets, they could end up left with bad tenants who damage the property or often don\u2019t pay their rent on time. And this is a position that many landlords don\u2019t want to risk facing.&nbsp;<\/p>\n\n\n\n<figure class=\"wp-block-embed is-type-video is-provider-youtube wp-block-embed-youtube wp-embed-aspect-16-9 wp-has-aspect-ratio\"><div class=\"wp-block-embed__wrapper\">\n<div class=\"embed-container\"><iframe loading=\"lazy\" title=\"Tax in 10(ish) seconds - what&#039;s a landlord?\" width=\"500\" height=\"281\" src=\"https:\/\/www.youtube.com\/embed\/DooX5wdaBqw?feature=oembed\" frameborder=\"0\" allow=\"accelerometer; autoplay; clipboard-write; encrypted-media; gyroscope; picture-in-picture; web-share\" referrerpolicy=\"strict-origin-when-cross-origin\" allowfullscreen><\/iframe><\/div>\n<\/div><\/figure>\n\n\n\n<h2 class=\"wp-block-heading\"><strong>7. It\u2019s more lucrative<\/strong><\/h2>\n\n\n\n<p>Finally, the obvious one. In many scenarios, renting your home via Airbnb or for general holiday rental brings in more money than lettings can.&nbsp;<\/p>\n\n\n\n<p>What with the tax implications that we\u2019ve already mentioned for landlords, without a consistent stream of tenants and an area where you can charge high costs, the money just doesn\u2019t match up with the staycation income.<\/p>\n\n\n\n<p>But renting your property for holiday stays is not without its tax obligations. Changes to FHLs from 2025<\/h2>\n\n\n\n<p>And, to top it all off, in the <a href=\"https:\/\/taxfix.com\/en-uk\/blog\/spring-statement-2024\/\">March 2024 Spring Statement<\/a>, changes to <a href=\"https:\/\/taxfix.com\/en-uk\/blog\/do-i-pay-tax-on-my-treehouse\/\">Furnished Holiday Lets<\/a> (FHLs) were announced. And it&#8217;s not looking too good for landlords. Here are the changes, live from April 2025:<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li>No longer being able to claim capital allowances for 100% of the cost of fixtures, fittings, white goods, improvements, etc.<\/li>\n\n\n\n<li>The Business Asset Disposal Relief is being discarded<\/li>\n\n\n\n<li>FHL income will no longer be eligible for tax-advantaged pension contributions<\/li>\n\n\n\n<li>Proportionate profit splitting will no longer be allowed (and the profits will be split based on ownership)<\/li>\n<\/ul>\n\n\n\n<h2 class=\"wp-block-heading\"><strong>What would my next step be?<\/strong><\/h2>\n\n\n\n<p>Honestly, it would be to wait and see. More updates on many of the recent changes are required and with a new government in town, things are all over the place.
