It lets you earn up to \u00a37,500 tax-free rental income per year.&nbsp;<\/p>\n\n\n\n<p>Depending on where you live in the UK, this can be a big money saver.&nbsp;<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Can the scheme be helpful to you?<\/h2>\n\n\n\n<p>You can use the Rent-a-Room scheme if you\u2019re:<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li>Resident landlords (you live in the property)<\/li>\n\n\n\n<li>Running a Bed and Breakfast, Guest house or Airbnb<\/li>\n\n\n\n<li>Renting a furnished room\/space in your house<\/li>\n<\/ul>\n\n\n\n<h2 class=\"wp-block-heading\">What&#8217;s the catch?<\/h2>\n\n\n\n<p>Be aware though that the Rent-a-Room scheme applies to you both jointly, so your allowance as joint owners is \u00a33,750 each per year.<\/p>\n\n\n\n<p>For any rent that exceeds the \u00a37,500, you\u2019ll both need to do a <a href=\"https:\/\/taxfix.com\/en-uk\/glossary\/self-assessment\/\" target=\"_blank\" rel=\"noreferrer noopener\">Self Assessment<\/a> and pay tax on the excess &#8211; but more on this later.&nbsp;<\/p>\n\n\n\n<figure class=\"wp-block-embed is-type-video is-provider-youtube wp-block-embed-youtube wp-embed-aspect-16-9 wp-has-aspect-ratio\"><div class=\"wp-block-embed__wrapper\">\n<div class=\"embed-container\"><iframe loading=\"lazy\" title=\"Tax in 10(ish) seconds - what is the Rent a Room scheme?\" width=\"500\" height=\"281\" src=\"https:\/\/www.youtube.com\/embed\/yHf6nbJgP3E?feature=oembed\" frameborder=\"0\" allow=\"accelerometer; autoplay; clipboard-write; encrypted-media; gyroscope; picture-in-picture; web-share\" referrerpolicy=\"strict-origin-when-cross-origin\" allowfullscreen><\/iframe><\/div>\n<\/div><\/figure>\n\n\n\n<h2 class=\"wp-block-heading\">We don\u2019t live in the property<\/h2>\n\n\n\n<p>If you\u2019re landlords who don\u2019t live in your property, i.e. if it\u2019s purely a buy-to-let, you won\u2019t be covered by the Rent-a-Room scheme. You\u2019ll therefore both have to do a separate tax return and pay tax separately on your rental income.&nbsp;<\/p>\n\n\n\n<p>However, there are three allowances that you can use to reduce the amount that you pay:<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Tax relief on mortgage interest<\/h2>\n\n\n\n<p>First of all, what is <a href=\"https:\/\/taxfix.com\/en-uk\/landlords-mortgage-interest-tax-relief-changes\/\" target=\"_blank\" aria-label=\"undefined (opens in a new tab)\" rel=\"noreferrer noopener\">mortgage interest<\/a>? Basically, if you take out a loan to buy a property (a.k.a a mortgage), the mortgage interest is what you\u2019re charged on top of the loan amount for the property &#8211; and this builds over time.&nbsp;<\/p>\n\n\n<\/div> <!-- .c-body -->\n\n<div class=\"b-highlight-mini m-blue m-align-left\">\n    <div class=\"b-block-body\">\n        <p><span style=\"font-weight: 400;\">In the 2025\/26 tax year, <strong>landlords can claim a 20% tax relief<\/strong> on whichever of the following costs is lowest \ud83d\udc47<\/span><\/p>\n<ul>\n<li style=\"font-weight: 400;\" aria-level=\"1\"><span style=\"font-weight: 400;\">Finance costs (mortgage interest payments, loan repayments, overdrafts etc.)<\/span><\/li>\n<li style=\"font-weight: 400;\" aria-level=\"1\"><span style=\"font-weight: 400;\">Profit from rental income (minus allowable expenses)<\/span><\/li>\n<li style=\"font-weight: 400;\" aria-level=\"1\"><span style=\"font-weight: 400;\">Total income (over the \u00a312,570 personal allowance)<\/span><\/li>\n<\/ul>\n<p><span style=\"font-weight: 400;\">As of 2020, <strong>you can\u2019t deduct mortgage interest<\/strong> as an expense on your tax return.<\/span><\/p>\n\n    <\/div>\n<\/div> <!-- .b-highlight-mini -->\n\n<div class=\"c-body\">\n\n\n\n\n<p><\/p>\n\n\n\n\n<p>When you buy a buy-to-let property, you can claim back 20% of the mortgage interest you pay each year. And this will be split between you and your co-owner.&nbsp;<\/p>\n\n\n\n<p>If, however, your overall income (including employment on top of your property business) is more than \u00a350,270, you may not benefit. low. The Property Income Allowance lets you claim a flat rate of \u00a31,000 from your rental income, but you can\u2019t claim it in addition to any expenses.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Expenses<\/h2>\n\n\n\n<p>Your yearly spend on your rental property can be deducted from your income when you calculate your tax bill. The kinds of things that you can deduct are:<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li>Accounting or legal fees<\/li>\n\n\n\n<li>Utility bills<\/li>\n\n\n\n<li>Rent, ground rent and service charges (e.g. cleaning)<\/li>\n\n\n\n<li>Moveable furniture and appliances (under the <a href=\"https:\/\/www.gov.uk\/guidance\/income-tax-when-you-rent-out-a-property-working-out-your-rental-income#:~:text=and%20tear%20allowance.-,Expenses%20you%20can%20claim%20for%20replacement%20of%20domestic%20items%20%2D%20from,example%20beds%2C%20free%2Dstanding%20wardrobes\" target=\"_blank\" rel=\"noreferrer noopener\">Replacement of Domestic Items relief<\/a>)<\/li>\n<\/ul>\n\n\n\n<h2 class=\"wp-block-heading\">How does a joint ownership tax return work?<\/h2>\n\n\n\n<p>If you jointly buy a house, flat, maisonette, studio or any other residential property that you find, both you and your co-owner will have to do a tax return separately. <\/p>\n\n\n\n<p>Here&#8217;s how:<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li>Do separate Self Assessments &#8211; online deadline 5th October<\/li>\n\n\n\n<li>Keep a record of all rental income&nbsp;<\/li>\n\n\n\n<li>Keep a record of all property expenses that you can deduct&nbsp;&nbsp;<\/li>\n\n\n\n<li>File your tax return by 31st January<\/li>\n<\/ul>\n\n\n\n<h2 class=\"wp-block-heading\">How much will I pay?<\/h2>\n\n\n\n<p>The amount that you pay is based on your overall income.
