{"id":7992,"date":"2020-10-21T17:06:07","date_gmt":"2020-10-21T16:06:07","guid":{"rendered":"https:\/\/taxfix.com\/en-uk\/?p=7992"},"modified":"2025-09-11T13:26:02","modified_gmt":"2025-09-11T12:26:02","slug":"lets-talk-the-let-property-campaign","status":"publish","type":"post","link":"https:\/\/taxfix.com\/en-uk\/blog\/lets-talk-the-let-property-campaign\/","title":{"rendered":"Let\u2019s talk the Let Property Campaign"},"content":{"rendered":"\n<p>The Let Property Campaign is what HMRC describes as the \u201copportunity\u201d (take that as you will) for landlords to disclose their rental property earnings to get themselves up to date with tax affairs.&nbsp;<\/p>\n\n\n\n<p>Basically, this means that if, as a landlord, you\u2019ve not declared your rental income to HMRC before (and therefore you\u2019ve not paid tax on it), this is your opportunity to do so with only minor ramifications.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Why are they doing this?<\/h2>\n\n\n\n<p>In the UK, there are roughly 1.5 million landlords. But only 500,000 of those are listed on HMRC\u2019s books. That\u2019s a big discrepancy &#8211; and in the current climate, debts are being collected to urgently raise funds to cover what we\u2019ve lost in the pandemic.<\/p>\n\n\n<\/div> <!-- .c-body -->\n\n<div class=\"b-highlight-mini m-blue m-align-left\">\n    <div class=\"b-block-body\">\n        <p><strong>HMRC data showed that the highest concentration of undeclared rental income occurred in the three following regions:<\/strong><\/p>\n<ol>\n<li>South East London<\/li>\n<li>Leicester<\/li>\n<li>Birmingham<\/li>\n<\/ol>\n\n    <\/div>\n<\/div> <!-- .b-highlight-mini -->\n\n<div class=\"c-body\">\n\n\n\n\n<p>But in reality, the Let Property Campaign scheme has actually been active since 2013. Since then, HMRC have been sending out batches of what are known as nudge letters. They, as you might expect, nudge you to get your act together and to pay the taxes that you owe.\u00a0<\/p>\n\n\n\n<p>And HMRC\u2019s tentacles are far reaching. The scheme applies to you whether you rent residential property in the UK or further afield overseas. If you get one of these letters, you\u2019re given 30 days to get in contact with HMRC and three months to get the taxes you owe paid.&nbsp;<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">What counts as a residential property?<\/h2>\n\n\n\n<p>Part of the reason that we have a big discrepancy between declared landlords and actual landlords is not that tax evasion is popular among property tycoons, but that not everyone identifies with being a landlord.<\/p>\n\n\n\n<figure class=\"wp-block-embed is-type-video is-provider-youtube wp-block-embed-youtube wp-embed-aspect-16-9 wp-has-aspect-ratio\"><div class=\"wp-block-embed__wrapper\">\n<div class=\"embed-container\"><iframe loading=\"lazy\" title=\"Tax in 10(ish) seconds - what&#039;s a landlord?\" width=\"500\" height=\"281\" src=\"https:\/\/www.youtube.com\/embed\/DooX5wdaBqw?feature=oembed\" frameborder=\"0\" allow=\"accelerometer; autoplay; clipboard-write; encrypted-media; gyroscope; picture-in-picture; web-share\" referrerpolicy=\"strict-origin-when-cross-origin\" allowfullscreen><\/iframe><\/div>\n<\/div><\/figure>\n\n\n\n<p>Whether you have a single room, two properties or 200 properties, you\u2019re classed as a residential landlord in the eyes of HMRC.<\/p>\n\n\n\n<p>Here\u2019s a list of what counts as <a href=\"https:\/\/www.gov.uk\/government\/publications\/let-property-campaign-your-guide-to-making-a-disclosure\/let-property-campaign-your-guide-to-making-a-disclosure\" target=\"_blank\" rel=\"noreferrer noopener\">residential property rental<\/a>:<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li>You rent out a single property<\/li>\n\n\n\n<li>Landlords with multiple properties &#8211; UK or abroad<\/li>\n\n\n\n<li>You have specialist properties for students or workforces<\/li>\n\n\n\n<li>Holiday rentals<\/li>\n\n\n\n<li>You rent out a room in the house you live in<\/li>\n\n\n\n<li>You live abroad (or plan to) for 6 months or more and rent out your property while you\u2019re away<\/li>\n\n\n\n<li>Airbnb holiday home or room rentals<\/li>\n<\/ul>\n\n\n\n<h2 class=\"wp-block-heading\">Are there any exceptions?<\/h2>\n\n\n\n<p>Yes, there are.&nbsp;<\/p>\n\n\n\n<p>You\u2019re actually not always liable to pay tax on rental income, or rather, it all depends <em>how much<\/em> you earn.&nbsp;<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li>Rent-a-Room scheme &#8211; if you only rent a room out in the house that you\u2019re living in, you\u2019re covered by the Rent-a-Room scheme. It allows you to earn up to \u00a37,500 per year tax-free. Anything you earn above that is taxable. <a href=\"https:\/\/taxfix.com\/en-uk\/glossary\/rent-a-room-scheme\/\" target=\"_blank\" rel=\"noreferrer noopener\">Read more about Rent-a-Room here<\/a>.\u00a0<\/li>\n\n\n\n<li>Property Income Allowance &#8211; if you rent out a second home, holiday home or buy-to-let property, you can earn up to \u00a31000 in rental income tax-free. Anything earned above this is liable to be taxed.<\/li>\n\n\n\n<li>20% tax credit &#8211; if you rent a second home, holiday home or buy-to-let property, you can claim a 20% tax credit on your mortgage interest, property profits or overall income &#8211; whichever is lowest. <a href=\"https:\/\/taxfix.com\/en-uk\/landlords-mortgage-interest-tax-relief-changes\/\" target=\"_blank\" rel=\"noreferrer noopener\">Read more about the 20% property tax credit here<\/a>.\u00a0\u00a0<\/li>\n\n\n\n<li>Expenses &#8211; unless you\u2019re claiming the Rent-a-Room scheme, you can deduct your expenses from your income when it comes to calculating the tax you owe. This can be anything from ground rent to accounting fees. <a href=\"https:\/\/taxfix.com\/en-uk\/allowable-property-expenses-for-rental-income\/\" target=\"_blank\" rel=\"noreferrer noopener\">Read more about allowable property expenses here<\/a>.\u00a0<\/li>\n<\/ul>\n\n\n\n<h2 class=\"wp-block-heading\">I\u2019ve not got a letter<\/h2>\n\n\n\n<p>Don\u2019t be fooled. Even if you\u2019ve not got a letter yet, this doesn\u2019t mean that you won\u2019t be sent one. The Let Property Campaign scheme is ongoing and you\u2019ll be treated more favourably by HMRC if you disclose your income than if they chase you.&nbsp;<\/p>\n\n\n\n<p>If you disclose, you\u2019ll pay up to 20% in penalties. If you\u2019re investigated by HMRC, you\u2019ll pay up to 200%.<\/p>\n\n\n<\/div> <!-- .c-body -->\n\n<div class=\"b-columns-mini m-align-left\">\n    <div class=\"b-columns-mini__container\">\n\n        \n        \n        <div class=\"b-columns-mini__item m-yellow\">\n                                    \n            <div class=\"b-columns-mini__item-content\">\n                <div class=\"b-block-body\">\n                    <p>In the 2017\/18 <a href=\"https:\/\/taxfix.com\/en-uk\/what-is-the-tax-year\">tax year<\/a>, HMRC collected \u00a321,000 in unpaid taxes through the Let Property Campaign<\/p>\n\n                <\/div>\n            <\/div>\n        <\/div>\n\n        \n        \n        <div class=\"b-columns-mini__item m-purple\">\n                                    \n            <div class=\"b-columns-mini__item-content\">\n                <div class=\"b-block-body\">\n                    <p>In the 2018\/19 tax year, the figure doubled. They collected \u00a342,000 with 16,000 landlords reportedly disclosing<\/p>\n\n                <\/div>\n            <\/div>\n        <\/div>\n\n        \n        \n    <\/div>\n<\/div> <!-- .b-columns-mini -->\n\n<div class=\"c-body\">\n\n\n\n\n<h2 class=\"wp-block-heading\">I\u2019m an Airbnb host<\/h2>\n\n\n\n<p>If you rent a room or a property through <a href=\"https:\/\/www.airbnb.co.uk\/\" target=\"_blank\" rel=\"noreferrer noopener\">Airbnb<\/a>, you are classed as a residential landlord by HMRC. This means that you\u2019re liable to pay tax on your Airbnb rental income. If you\u2019ve <a href=\"https:\/\/taxfix.com\/en-uk\/ive-not-done-a-tax-return-for-20-years\" target=\"_blank\" rel=\"noreferrer noopener\">never done a tax return<\/a> before, don\u2019t panic.&nbsp;<\/p>\n\n\n\n<p>Lots of people are in the same situation and there\u2019s always a way to solve it.<\/p>\n\n\n\n<p>Taxfix are currently offering 10% off tax returns to Airbnb hosts. <a href=\"https:\/\/taxfix.com\/en-uk\/airbnb\/\" target=\"_blank\" rel=\"noreferrer noopener\">Sign up here.<\/a><\/p>\n\n\n\n<h2 class=\"wp-block-heading\">How do I disclose?<\/h2>\n\n\n\n<p>There are three steps to making a disclosure.&nbsp;<\/p>\n\n\n\n<ol class=\"wp-block-list\">\n<li>Notify<\/li>\n\n\n\n<li>Disclose<\/li>\n\n\n\n<li>Prepare and calculate<\/li>\n<\/ol>\n\n\n\n<p>You should first get in contact with HMRC if you need to notify them of any undeclared income from residential property. You can do this either for yourself or for someone else, but you\u2019re only allowed to make one disclosure. That means that if you jointly own a property, both you and your co-owner will need to make separate disclosures.<\/p>\n\n\n\n<p>You can do this via the <a href=\"https:\/\/www.gov.uk\/government\/publications\/hm-revenue-and-customs-disclosure-service\" target=\"_blank\" rel=\"noreferrer noopener\">Digital Disclosure Service form<\/a>.<\/p>\n\n\n\n<p>Next, you\u2019ll need to disclose the income you owe and pay up. It\u2019s worth getting help with this because if you go wrong, the consequences could be unfortunately pricey. The reason for this is that it can be complicated calculating your backdated tax owed. You will need to consider the following things:<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li>Your rental income<\/li>\n\n\n\n<li>Any relevant expenses to deduct from each tax year<\/li>\n\n\n\n<li>Rental losses<\/li>\n\n\n\n<li>The penalties for late payment<\/li>\n\n\n\n<li>Income tax rates each year you\u2019ve not paid<\/li>\n<\/ul>\n\n\n\n<p>Take a look at our Rental
