{"id":959,"date":"2019-07-22T16:58:41","date_gmt":"2019-07-22T15:58:41","guid":{"rendered":"https:\/\/taxfix.com\/en-uk\/?p=959"},"modified":"2025-10-07T10:45:33","modified_gmt":"2025-10-07T09:45:33","slug":"property-income-allowance","status":"publish","type":"post","link":"https:\/\/taxfix.com\/en-uk\/landlord-tax-returns\/property-income-allowance\/","title":{"rendered":"The Property Income Allowance: worth claiming?"},"content":{"rendered":"\n<p>If you\u2019re a landlord earning rental income from your property, you can get up to \u00a31,000 rental income tax-free each year: this is called the <a href=\"\/en-uk\/glossary\/property-income-allowance\/\">Property Income Allowance<\/a>.<\/p>\n\n\n\n<p>Basically:<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li>If you earn less than \u00a31,000 from rental income, you don\u2019t need to do anything: it\u2019s completely tax-free.<\/li>\n\n\n\n<li>If your rental expenses are less than \u00a31,000, you can just claim this allowance instead: it\u2019s better and you don\u2019t need to keep receipts<\/li>\n<\/ul>\n\n\n\n<p>What you need to remember: if you claim the Property Income Allowance, you <strong>cannot<\/strong> claim any <a href=\"\/en-uk\/allowable-property-expenses-for-rental-income\/\">other rental expenses<\/a>.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">What if I own the property jointly with my spouse?<\/h2>\n\n\n\n<p>If you own a property jointly with others (spouses, civil partners, etc.), you can each claim this \u00a31,000 allowance &#8211; even though you divide the rental income between yourselves.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\"><strong>Is it worth claiming the Property Income Allowance?<\/strong><\/h2>\n\n\n\n<ul class=\"wp-block-list\">\n<li>If you\u2019re renting out one or more rooms from your own home, see if you qualify for the much better \u00a37,500 <a href=\"\/en-uk\/landlord-tax-returns\/government-rent-a-room-scheme\/\" target=\"_blank\" rel=\"noreferrer noopener\">Rent a Room Scheme<\/a><\/li>\n<\/ul>\n\n\n\n<figure class=\"wp-block-embed is-type-video is-provider-youtube wp-block-embed-youtube wp-embed-aspect-16-9 wp-has-aspect-ratio\"><div class=\"wp-block-embed__wrapper\">\n<div class=\"embed-container\"><iframe loading=\"lazy\" title=\"Tax in 10(ish) seconds - what is the Rent a Room scheme?\" width=\"500\" height=\"281\" src=\"https:\/\/www.youtube.com\/embed\/yHf6nbJgP3E?feature=oembed\" frameborder=\"0\" allow=\"accelerometer; autoplay; clipboard-write; encrypted-media; gyroscope; picture-in-picture; web-share\" referrerpolicy=\"strict-origin-when-cross-origin\" allowfullscreen><\/iframe><\/div>\n<\/div><\/figure>\n\n\n\n<ul class=\"wp-block-list\">\n<li>If you\u2019re renting out a buy-to-let or a second property, usually your expenses are higher than \u00a31,000 a year, so only use this allowance if you can\u2019t find your receipts or if in one year you somehow have just a few expenses&nbsp;<\/li>\n<\/ul>\n\n\n\n<p>Self-employed people have a \u00a31,000 similar allowance, called the <a href=\"https:\/\/taxfix.com\/en-uk\/glossary\/trading-allowance\/\" target=\"_blank\" rel=\"noreferrer noopener\">Trading Allowance<\/a>.
