autoplay; clipboard-write; encrypted-media; gyroscope; picture-in-picture; web-share\" referrerpolicy=\"strict-origin-when-cross-origin\" allowfullscreen><\/iframe><\/div>\n<\/div><\/figure>\n\n\n\n<h2 class=\"wp-block-heading\">What if it\u2019s a buy-to-let or second home?<\/h2>\n\n\n\n<p>Then HMRC will ask you to treat it as a business:<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li>You can&#8217;t claim the Rent-A-Room Scheme<\/li>\n\n\n\n<li>You can claim <a href=\"\/en-uk\/landlords-mortgage-interest-tax-relief-changes\/\" target=\"_blank\" rel=\"noreferrer noopener\">tax relief on your mortgage interest<\/a><\/li>\n\n\n\n<li>And you can also claim your <a href=\"\/en-uk\/allowable-property-expenses-for-rental-income\/\" target=\"_blank\" rel=\"noreferrer noopener\">rental expenses<\/a> in the usual way<\/li>\n<\/ul>\n\n\n\n<h2 class=\"wp-block-heading\">What expenses and allowances can I claim?<\/h2>\n\n\n\n<p>You can claim pretty much everything related to running your property and being a good landlord:<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li>Letting agents\u2019 fees, accountants\u2019 fees (incl.&nbsp;<a href=\"https:\/\/taxfix.com\/en-uk\/\" target=\"_blank\" rel=\"noreferrer noopener\">Taxfix<\/a>), or legal fees<\/li>\n\n\n\n<li>Rent, ground rent, and service charges (like cleaning)<\/li>\n\n\n\n<li>Gas, electricity, water, and other utilities.<\/li>\n<\/ul>\n\n\n\n<p>There are also quite a few allowances you can use:<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li><a href=\"https:\/\/taxfix.com\/en-uk\/glossary\/personal-allowance\/\" target=\"_blank\" rel=\"noreferrer noopener\">The Personal Allowance<\/a> (see the above income tax table)<\/li>\n\n\n\n<li><a href=\"\/en-uk\/marriage-allowance-guide\/\" target=\"_blank\" rel=\"noreferrer noopener\">The Marriage Allowance<\/a>: can be worth another \u00a3250<\/li>\n\n\n\n<li><a href=\"\/en-uk\/rent-a-room-scheme\/\" target=\"_blank\" rel=\"noreferrer noopener\">The Rent-A-Room Scheme<\/a>: if you also live on the property, then you can claim a flat \u00a37,500 tax-free allowance<\/li>\n\n\n\n<li><a href=\"\/en-uk\/property-income-allowance\/\" target=\"_blank\" rel=\"noreferrer noopener\">The Property Income Allowance<\/a>: you should use it if you don&#8217;t live on the property or you didn&#8217;t have big expenses. <a href=\"\/en-uk\/glossary\/property-income-allowance\/\" target=\"_blank\" rel=\"noreferrer noopener\">It&#8217;s a flat \u00a31,000<\/a><\/li>\n<\/ul>\n\n\n\n<h2 class=\"wp-block-heading\">Can I claim my mortgage payments as an expense?<\/h2>\n\n\n\n<p>Not anymore! <\/p>\n\n\n<\/div> <!-- .c-body -->\n\n<div class=\"b-highlight-mini m-blue m-align-left\">\n    <div class=\"b-block-body\">\n        <p><span style=\"font-weight: 400;\">In the 2025\/26 tax year, <strong>landlords can claim a 20% tax relief<\/strong> on whichever of the following costs is lowest \ud83d\udc47<\/span><\/p>\n<ul>\n<li style=\"font-weight: 400;\" aria-level=\"1\"><span style=\"font-weight: 400;\">Finance costs (mortgage interest payments, loan repayments, overdrafts etc.)<\/span><\/li>\n<li style=\"font-weight: 400;\" aria-level=\"1\"><span style=\"font-weight: 400;\">Profit from rental income (minus allowable expenses)<\/span><\/li>\n<li style=\"font-weight: 400;\" aria-level=\"1\"><span style=\"font-weight: 400;\">Total income (over the \u00a312,570 personal allowance)<\/span><\/li>\n<\/ul>\n<p><span style=\"font-weight: 400;\">As of 2020, <strong>you can\u2019t deduct mortgage interest<\/strong> as an expense on your tax return.<\/span><\/p>\n\n    <\/div>\n<\/div> <!-- .b-highlight-mini -->\n\n<div class=\"c-body\">\n\n\n\n\n<p><\/p>\n\n\n\n\n<h2 class=\"wp-block-heading\">What if I own it jointly with my partner?<\/h2>\n\n\n\n<ul class=\"wp-block-list\">\n<li>If you&#8217;re not married, your share&nbsp;of the rental profits will be based on&nbsp;the share of the property you actually own.<\/li>\n\n\n\n<li>If you&#8217;re married or in a <a href=\"\/en-uk\/glossary\/civil-partnership\/\" target=\"_blank\" rel=\"noreferrer noopener\">civil partnership<\/a>, then you will have to split the profits, expenses, and most of the allowances (except the personal allowance and the property income allowance) 50\/50. <a href=\"\/en-uk\/marriage-allowance-guide\/\" target=\"_blank\" rel=\"noreferrer noopener\">You could also benefit from the Marriage Allowance<\/a><\/li>\n<\/ul>\n\n\n\n<p>Read more in <a href=\"\/en-uk\/rental-income-tax-joint-ownership-property\/\">our guide to paying rent from jointly owned properties<\/a>.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">What if it\u2019s a property abroad?<\/h2>\n\n\n\n<p>Most of the time, you&#8217;ll pay tax on the rental income just as if it was based in the UK &#8211; You might also have to pay CGT <a href=\"\/en-uk\/gifting-property-tax-guide\/\" target=\"_blank\" rel=\"noreferrer noopener\">if you&#8217;re giving the property as a gift<\/a>.
