You can claim any costs that directly relate to renting out or maintaining your properties. These include:

  • Letting agent’s fees
  • Legal fees
  • Rent, ground rent and service charges (such as cleaners wages)
  • Gas, electricity, water and other utilities
  • Repairs (but not improvements)

Repairs typically include fixing broken items and installations, or keeping existing installations in working condition. They maintain the property’s current condition. These can be expensed.

Improvements enhance or upgrade the property. For example, remodelling a room, adding a deck or renovating an attic. These are not deductible expenses.

If you purchase a property that isn’t your main home, you’ll be liable to pay second home tax. These include:

  • Stamp Duty Land Tax
  • Council Tax
  • Income Tax
  • Capital Gains Tax (if you sell it)

You can earn up to £7,500 tax-free per year when renting out a part of you home as a live-in landlord. It’s essentially a tax-free allowance and allows you to be more tax-efficient. If you earn less than this in rental income annually, you won’t owe any tax

The mortgage interest tax relief is a tax credit that landlords can claim to reduce their tax bill. Landlords can claim relief at the basic rate of 20% on their annual income for whichever of the following is lower:

  • Finance costs
  • Profit from their rental income
  • Total income
